Why Ladera is Important to Timnath
Today, Ladera consists of a working gravel pit and an asphalt plant, operated by Connell Resources. The gravel pit is in the final mining phases with plans to become a lake after reclamation.
Ladera is an exciting mixed-use development that is planned to include large- and small-scale retail, restaurants, entertainment, fitness, hospitality, office, and various residential opportunities.
Over the next 25 years, Ladera will generate $218M in sales and property tax for the Town of Timnath and its residents.
At full build out, Ladera will provide over 100 acres of natural areas, lakes, and trails.
Development at Ladera
Located on the southeast corner of I-25 and Harmony Road – an interchange that sees over 55,000 vehicles per day – Ladera is at the crossroads of Larimer and Weld counties, home to approximately 600,000 people and the thriving cities of Fort Collins and Greeley.
Connell LLC, owners of the 240-acre site, plan to create an economically invigorating development. These include experiences ranging from entertainment to retail to multifamily homes and more. In all, the project will include 107 acres of lakes and open space and 133 acres of shopping, living, and entertainment.
Business development in Ladera has the potential to offer hundreds of employment opportunities. The 133 acres of developed space is proposed to include best-in-class operators for hospitality, entertainment, fitness, retail, and office as well as nonprofit partnerships.
Ladera will increase the number of visitors to the area so the project also includes completing the Weitzel Road extension. This will also allow for secondary access to Costco, along with future improvements on County Road 5 and Kechter Road. Based on this, relief valves will be in place for the additional traffic allowing everyone to easily enjoy the existing retail along with the new offerings from Ladera.

The name draws its inspiration from the Spanish term for the slope of a hill or lakeside bank. A Ladera is a physical attribute that draws you towards the main attraction.
